Needing extra space urgently, rail network infrastructure maintenance contractor, SB Rail, based in Guide Bridge, Manchester, turned to instant building specialist Smart Space who designed, built and handed over a new workshop in less than four months. Being based on a light yet strong construction system, less complex foundations were required, allowing site work to proceed rapidly. The new workshop is comparable to a conventional new-build, though construction costs were less than half.
SB (Swietelsky Babcock) Rail, is a joint venture specialising in maintenance of the trackbed and operates a number of specialised vehicles for rail, ballast and power infrastructure maintenance. Taking over an old service depot and having vehicles larger than could be housed, a new workshop was essential to permit efficient servicing.
The Smart Space permanent building uses a light-weight cold-rolled galvanised steel framework in place of hot rolled steel girders and joists. These structures are strong, but much lighter than conventional buildings. In addition to reduced construction cost, they impose a lower ground loading than standard buildings and so usually require less complex ground works, giving rise to further significant time and cost savings.
The Smart Space system can be clad in any standard sheeting material. This gives the end user a choice of colour, profile, window and door style. Cladding may be specified in corporate colours and matched to that of existing buildings. Fully insulated cladding systems are generally used so that buildings conform fully to Part L of the current Building Regulations. Electrical and mechanical services can be installed to meet the user’s individual needs.
Workshops are just one of many applications. Smart Space permanent buildings are often used as garages, factories, warehouses, changing and mess rooms and even in leisure applications such as sports halls. As managing director, Antony Hunt explained, “The system is flexible enough to adapt to many applications, we have even upgraded the system to provide eco-classrooms for a school, beefing up the insulation levels and using underfloor heating powered by an air source heat pump to meet low CO2 emission targets. A similar approach could easily be applied to provide offices or retail space.”
Speaking for SB Rail, plant manager Neil Smith noted, “From placing the order to the completed structure being handed over for fit-out took less than four months. The contract from start to finish was carried out in an efficient professional manor from the surveying staff right through to the fitters and commissioning engineers. Having been in the building over a year now, we have no regrets in going for the Smart Space permanent building and indeed have been happy to allow others to see what they have done for us.”
